Wood is the most popular choice for construction of door and window frames. Wooden frames give architectural beauty to the building and are easy to maintain. There are many types of wood according to the quality. The type of wood is used according to the requirement of the building and availability of budget.

When people think off wood works in house first preference will go fo TEAK wood ,because of its durability compared to other woods .Teak has been widely used in India for more than 2,000 years for making wood works in house and and other constructiuons . An important property of teak is its extremely good dimensional stability. 
Due to the increased cost of woods available people tends to move towards alternatives. Some times the alternate method was more strong than wood based mechanism. A good example is the building's roofs
Now a day construction costs are very high. There is many reasons behind this hike in cost especially the 
1. Cost of construction materials.
2. Increase in labour cost 
3. Transportation cost ….. etc .
So the people they need economical construction will go for alternatives. 
Here I am presenting alternatives for some commonly used building materials.
 Wood door/window frames with concrete frames.By using concrete frames instead of wood frames can reduce cost of wood by 60%.While building homes people are spending lot of money on wood works to forms door/window frames..Why they can use steel aluminium frames instead of this wood ? . Because they like traditionals and they will not accept the less thickened aluminium or steel frames even though they have the same capabilities in terms fo strength and more thermal resistance compared to wood. 
An alternative which compensates for the above two shortfalls of aluminium and steel door and window frames is the usage of concrete doors and window frames.
These Door Frames are available in variety of sizes and shapes to meet the exact requirements of the variety uses, features like durability, termite resistance and impressive looks. Moreover, these products are also available at market leading prices. Usually the section is 60x100mm and 4mm ms bar used for reinforcement. The approximate wait of one door frame is about 14kg

A window frame of size 150cm x 150cm, including grills and three partitions will cost only 10% of the cost of the same window pane made of wood (Teak). For door frames also the cost saving will be on these lines. 
Aesthetically it will provide same appeal as of wood frames ,and we will get some additional qualities like thermal resistance and termite resistance . Some precautions need to be taken while selecting concrete doors and window frames which are listed below. 
1. Wood blocks for fixing hinges and locks.
It is difficult to drill holes for screwing in nails in concrete frames. So for fixing the hinges and locks which is to be screwed tight, wooden blocks will be inserted the areas where these need to be fixed. These blocks will be inserted in the mould itself so that when the concrete hardens this forms an integral part of the system. 


2. Do not use the frame near kitchen sink, bath room or areas which come to contact with water 
Use it for internal door frames bed room windows .do not use it for external areas 
Don’t sue for bath rooms, use PVC door and frames is the best choice 
3 Use paint to protect from degradation and to get good appeal
When painting ensures that enough putty is used in order to reduce the imperfections and damages made by transportation and this will give good finish like wood. 
4 Decide the window grill design before making the mould/frame ,after casting we cannot put even a simple design into the frame .Fist make design for grills and give holes in mould to incorporate.

The carpenters they will not agree to opinion because they will lose a chance for job.

TOP 10 LOW COST HOUSE CONSTRUCTION METHODS IN KERALA

Low Cost Housing is a new concept which deals with effective budgeting and following of techniques which help in reducing the  construction cost through the use of locally available materials along with improved skills and construction technology without sacrificing the strength, performance and life of the structure.There is huge misconception that low cost housing is suitable for only sub standard works and they are constructed by utilizing cheap building materials of low quality.The fact is that Low cost housing is done by proper management of resources.Economy is also achieved by postponing finishing works or implementing them in phasesBuilding CostThe building construction cost can be divided into two parts namely:Building material cost : 65 to 70 %Labour cost : 65 to 70 %Now in low cost housing, building material cost is less because we make use of the locally available materials and also the labour cost can be reduced by properly making the time schedule of our work. Cost of reduction is achieved by selection of more efficient material or by an improved design.Areas from where cost can be reduced are:-1) Reduce plinth area by using thinner wall concept.Ex.15 cms thick solid concrete block wall.
2) Use locally available material in an innovative form like soil cement blocks in place of burnt brick.
3) Use energy efficiency materials which consumes less energy like concrete block in place of burnt brick.
4) Use environmentally friendly materials which are substitute for conventional building components like use R.C.C. Door and window frames in place of wooden frames.
5) Preplan every component of a house and rationalize the design procedure for reducing the size of the component in the building.
6) By planning each and every component of a house the wastage of materials due to demolition of the unplanned component of the house can be avoided.
7) Each component of the house shall be checked whether if it’s necessary, if it is not necessary, then that component should not be used.
Cost reduction through adhoc methodsFoundationNormally the foundation cost comes to about 10 to 15% of the total building and usually foundation depth of 3 to 4 ft. is adopted for single or double store building and also the concrete bed of 6″(15 Cms.) is used for the foundation which could be avoided.
It is recommended to adopt a foundation depth of 2 ft.(0.6m) for normal soil like gravely soil, red soils etc., and use the uncoursed rubble masonry with the bond stones and good packing. Similarly the foundation width is rationalized to 2 ft.(0.6m).To avoid cracks formation in foundation the masonry shall be thoroughly packed with cement mortar of 1:8 boulders and bond stones at regular intervals.
It is further suggested adopt arch foundation in ordinary soil for effecting reduction in construction cost up to 40%.This kind of foundation will help in bridging the loose pockets of soil which occurs along the foundation.
In the case black cotton and other soft soils it is recommend to use under ream pile foundation which saves about 20 to 25% in cost over the conventional method of construction.
PlinthIt is suggested to adopt 1 ft. height above ground level for the plinth and may be constructed with a cement mortar of 1:6. The plinth slab of 4 to 6″ which is normally adopted can be avoided and in its place brick on edge can be used for reducing the cost. By adopting this procedure the cost of plinth foundation can be reduced by about 35 to 50%.It is necessary to take precaution of providing impervious blanket like concrete slabs or stone slabs all round the building for enabling to reduce erosion of soil and thereby avoiding exposure of foundation surface and crack formation.
WallingWall thickness of 6 to 9″ is recommended for adoption in the construction of walls all-round the building and 41/2 ” for inside walls. It is suggested to use burnt bricks which are immersed in water for 24 hours and then shall be used for the walls
Rat – trap bond wallIt is a cavity wall construction with added advantage of thermal comfort and reduction in the quantity of bricks required for masonry work. By adopting this method of bonding of brick masonry compared to traditional English or Flemish bond masonry, it is possible to reduce in the material cost of bricks by 25% and about 10to 15% in the masonry cost. By adopting rat-trap bond method one can create aesthetically pleasing wall surface and plastering can be avoided.
Concrete block wallingIn view of high energy consumption by burnt brick it is suggested to use concrete block (block hollow and solid) which consumes about only 1/3 of the energy of the burnt bricks in its production. By using concrete block masonry the wall thickness can be reduced from 20 cms to 15 Cms. Concrete block masonry saves mortar consumption, speedy construction of wall resulting in higher output of labour, plastering can be avoided thereby an overall saving of 10 to 25% can be achieved.
Soil cement block technologyIt is an alternative method of construction of walls using soil cement blocks in place of burnt bricks masonry. It is an energy efficient method of construction where soil mixed with 5% and above cement and pressed in hand operated machine and cured well and then used in the masonry. This masonry doesn’t require plastering on both sides of the wall. The overall economy that could be achieved with the soil cement technology is about 15 to 20% compared to conventional method of construction.
Stabilized compressed earth blocks These are made of mud stabilized with 5% cement/lime etc. and compacted in block making machine with no burning. A good walling material as burnt bricks and is economical, stronger, energy saving and simple to manufacture
Fly ash gypsum stabilized mud blocks These are much stronger with less water absorption and cheaper than cement stabilized blocks. With 5 to 10% flyash- G, 30% saving in cement could be achieved in addition to utilization of the waste product like flyash.
 Flyash- lime gypsum products manufactured by blending flyash lime and calcined gypsum for making a useful product named Fal-G , and can be used a cementations material for mortar/plaster and for masonry blocks of any desired strength. It can also be used for road pavements and plain concrete in the form of Fal-G concrete.  Clay red mud burnt bricks produced from alumina red mud or bauxite, an industrial waste of aluminium producing plants in combination with clay. Posses all the physical properties of normal clay bricks and solves the problem of disposal of the waste product and environmental pollution. In addition, they have good architectural value as facing bricks due to their pleasing hues of color.

Doors and windowsIt is suggested not to use wood for doors and windows and in its place concrete or steel section frames shall be used for achieving saving in cost up to 30 to 40%.Similiarly for shutters commercially available block boards, fibre or wooden practical boards etc., shall be used for reducing the cost by about 25%.By adopting brick jally work and precast components effective ventilation could be provided to the building and also the construction cost could be saved up to 50% over the window components.
Lintals and ChajjasThe traditional R.C.C. lintels which are costly can be replaced by brick arches for small spans and save construction cost up to 30 to 40% over the traditional method of construction. By adopting arches of different shapes a good architectural pleasing appearance can be given to the external wall surfaces of the brick masonry.
RoofingNormally 5″(12.5 cms) thick R.C.C. slabs is used for roofing of residential buildings. By adopting rationally designed insitu construction practices like filler slab and precast elements the construction cost of roofing can be reduced by about 20 to 25%.
Filler slabsThey are normal RCC slabs where bottom half (tension) concrete portions are replaced by filler materials such as bricks, tiles, cellular concrete blocks, etc.These filler materials are so placed as not to compromise structural strength, result in replacing unwanted and nonfunctional tension concrete, thus resulting in economy. These are safe, sound and provide aesthetically pleasing pattern ceilings and also need no plaster.

Ferrocement channel/shell unitProvide an economic solution to RCC slab by providing 30 to 40% cost reduction on floor/roof unit over RCC slabs without compromising the strength. These being precast, construction is speedy, economical due to avoidance of shuttering and facilitate quality control.
Finishing WorkThe cost of finishing items like sanitary, electricity, painting etc., varies depending upon the type and quality of products used in the building and its cost reduction is left to the individual choice and liking.
ConclusionThe above list of suggestion for reducing construction cost is of general nature and it varies depending upon the nature of the building to be constructed, budget of the owner, geographical location where the house is to be constructed, availability of the building material, good construction management practices etc. However it is necessary that good planning and design methods shall be adopted by utilizing the services of an experienced engineer or an architect for supervising the work, thereby achieving overall cost effectiveness to the extent of 25% in actual practice.

‘Eco – friendly’ has become the brand name of kerala. This state which has been constantly taking initiatives to protect its natural balance. State and its people have a long heritage of discouraging anything that went against the natural equity of the land.
Because of that a new twist is the fact that the boom in the tourism industry and the IT industry has created a pollution free alternative for the industries that the state had lost due to its uncompromising decision on environmental issues. This does not mean that the state is entirely safe. Uncontrolled and indiscriminate mining of river beds for ‘sand’ which is one of the unavoidable element in the construction sector has lead to the death of the rivers which are in fact the life line of the state. They have great influence on the climate, vegetation and animal life. Culture and economy of the land, and tourism industry which is one of the biggest source of income and employment is all dependent on these rivers.
 RIVER SAND

The ever-rising demand for sand as a result of the increase in the construction work is killing many such rivers. ‘Bharathapuzha’ and its distributaries of Palakad district are the most effected in the state by this unhealthy practice resulting in acute drinking water storage and the drying up of the river itself.

These increasing environmental concerns forced the government to ban sand mining in the major rivers of the state. In any case, the illegal sand mining lobbies have grown so strong and influential that it has became a nightmare to the concerned officials to move a finger against them.

The good news is that the alternative to river sand is now available and a couple of major companies have already setup units of manufactured sand (M-sand) in the state. In palakad, a unit has been working for the last five years. Its products have been used for buildings and road constructions. M-sand is produced as per is 383-2970 of Indian Standard Specification for base and fine aggregates code and ensuring the quality of concrete structures.

M SAND is achieved through crushing big hard granites  into smaller particles similar to river sand its sizes, it is cubically shaped and rounded edges , processed and washed well before use to make clean from  dusts.

The code says that M-Sand should be “hard, strong, dense, durable, clear, and free from veins and adherent coaling; and free from injurious amounts of disintegrated pieces, alkali, vegetable matter and other deleterious substances. As far as possible, flaky and elongated pieces should be avoided”. The biggest arch dam of Asia, Idukki dam, was constructed using M-sand 40 years ago and it still stands strong proving the strength of the material. The cost of this novel material is also on par with the conventional sand. Ten tones of m-sand costs Rs 6000 which is the same as the river sand. Then why kill the rivers when there is a more superior alternative with less environmental problems?

Other major threat to nature is cutting down of trees. The typical Kerala houses usually take a great amount of wood to build but introduction of pre- cast ferro-cement products have changed the situation to a great extend. Pre-cast ferro-cement concrete products including traditional decorative items like the ‘charupadi’ - a bed stead like seat one finds in the traditional households are becoming popular in Malabar areas as they are cheaper and durable. Apart from the decorative items the pre-cast products being widely used for constructing low-cost houses include ferro-cement cement roofing slabs, ferro-cement walls, door frames, window frames, ventilators and many more.

The demand for these materials are likely to sore making this land a perfect ‘god’s own country.

സാധാരണ മറ്റു മാർഗങ്ങൾ ഉപയോഗിച്ച് വീട് നിർമ്മിക്കുന്നതിനെക്കാൾ ഏകദേശം 30-35 % ലാഭം ഉണ്ടാക്കുവാൻ ഇതു മൂലം സാധിക്കുന്നതാണ്.
